Need a "Short Sale?"   What is a "Short Sale?"

A short sale is a sale of real estate in which the proceeds from the sale fall "short" of the balance owed on a loan secured by the property owner.  In a short sale, the bank or the mortgage lender agrees to discount a loan balance due to financial hardship on the part of the borrower.  For the homeowner, the advantages include avoidance of a foreclosure on their credit history (which remains up to 10 years).  Depending on other credit information, it is typically possible to obtain another home loan in 1 - 3 years after a short sale.

  Why Not a Foreclosure?

A foreclosure is such a tragedy, and causes so much future trouble and pain that only the most misguided person knowingly allows this to happen. A foreclosure remains on your credit record for up to 10 years.  A foreclosure can negatively affect job hiring, your employment status, security clearances, etc. A foreclosure does not automatically dismiss your mortgage debt. Don't let your home go into foreclosure.
