Part of my job as a Realtor in the greater Temecula Valley area (which includes Murrieta, Wildomar, and Menifee), is to relieve any anxieties a buyer might have about the process of buying a home. A common concern that many buyers have is the condition of the home they are interested in.

Sales contracts today have provisions to allow the buyer time to have a professional home inspection made after the purchase agreement has been signed. In southern California real estate purchases, the buyer normally has 17 days to have all the inspections done and can cancel the contract for their Temecula home or Murrieta home within the 17 days if there are unsatisfactrory defects as a result of the inspection. This applies whether it is a Standard Sale, Short Sale, or Bank Owned (REO).

Another option might be to purchase a home warranty for your new Murrieta home covering certain items in the home for a year. Sometimes the seller is willing to pay for this coverage, and other times the buyers provide it for themselves.
